Proptamize

Spreadsheet-tight. Showroom-ready.

Proptamize manages fix-and-flips and investment properties across the UK for owners who can't be on site. Every cost is tracked in your private portal; every finish is chosen to sell.

Client portal

Registered in England and Wales · Data held in London · No lock-in

How it works

Analytical to the bone. Creative to the finish.

We are ruthless about cost and reporting, and led by design on everything a buyer will see. The first protects your margin. The second is what makes the property sell.

  1. STEP 1

    We take on the property.

A condition survey, a scope of works and a budget, agreed with you before anything is spent. Every line costed; every finish specified with the sale in mind.

  2. STEP 2

You watch progress in the portal.

Dated photo updates from site, a live budget against actuals, and every document in one place. Numbers first, always.

  3. STEP 3

    Approve decisions from anywhere.

When something needs your sign-off it arrives with the cost, the reasoning and photos. One tap to approve or decline, recorded permanently.

The portal

See everything, from anywhere.

Built for owners who cannot be on site. Works on your phone; nothing to install. The budget is the first thing you see, because it is the first thing that matters.

  • Live stage tracker — Acquired to Sold, with dates and milestones.

  • Photo timeline — Dated updates from every site visit.

  • Budget vs actual — Every line, every variance, in pounds.

  • Document vault — Legal packs, surveys, quotes, invoices, certificates.

  • One-tap approvals — Decide from your phone; the record is permanent.

  • Full audit trail — Who did what, and when.

Who it’s for

Owners who want the numbers, and the finish.

Remote investors

You own in Manchester or London and live in the UK or overseas. We are your eyes on site, your cost ledger, and your record of every decision.

Fix-and-flip projects

From auction purchase to sale-ready handover. Weekly site visits, a budget that is tracked rather than estimated, and finishes chosen for the buyer, not the builder.

Small portfolios

Five to twenty units that deserve better than a spreadsheet and a letting agent's voicemail. One ledger, one report, every month.

Founding client offer

Founding clients: 50% off project-management fees for your first flip, in exchange for a case study.

5 places. 5 remaining.

FAQ

Questions investors ask us first.

Where is my data stored?

In the UK. The portal's database and files are hosted by Supabase in London (AWS eu-west-2), and the site is served through Cloudflare. Data is encrypted in transit and at rest, and every record is protected by row-level security so an account can only ever read its own properties.

Who can see my documents?

You, any co-investor you name on that property, and Proptamize staff. Files sit in private storage, every download uses a link that expires within minutes, and each upload and download is logged.

Can I have multiple investors on one property?

Yes. Joint-venture partners each get their own login and see the same property. Approvals show who decided and when.

How do approvals work?

When a decision needs you, we raise a request in the portal with the cost, the reasoning and photos. You approve or decline from your phone and can add a note. The decision is time-stamped and cannot be edited afterwards. Work that needs your approval does not start until you have given it, except emergency safety works within a limit we agree in advance.

What happens if I stop using you?

Nothing is locked in. Monthly tiers end with 30 days' notice. You receive an export of your documents, photos and cost ledger, and your portal access stays read-only for 90 days before the data is deleted.

How do I get started?

Book a 30-minute call. We look at the property or the deal, come back with a scope and a fixed proposal, and can usually be on site within two weeks.
